Le Bouscat, the serious alternative to the city centre

Le Bouscat has long lived in the shadow of its better-known neighbour, Caudéran. That's starting to change, for a very concrete reason: for the same budget, buyers now find 15 to 20% more floor space here.

The town has kept a genuine village structure — a racecourse, a covered market, wide avenues lined with 1930s villas — while benefiting from tram line D, which reaches central Bordeaux in about twenty minutes. It's this trade-off that appeals: families who were searching in Caudéran or Saint-Seurin widen their search to Le Bouscat without feeling they're moving further out.

On the property side, the offering stays varied: villas with gardens awaiting renovation, but also more recent builds on former subdivided plots. The market here is less tight than inside the city, which leaves more room to negotiate — provided you know which streets are rising in value and which are stagnating, which remains, here as elsewhere, the job of an advisor who walks the area every day.
